TERMS & CONDITIONS
We wish to operate our site in a relaxed, informal and friendly way so we hope our rules and terms are few and straightforward.
Please ensure that you have checked out by 10am on the day of departure. So that we can clean The Den for our guests we ask that the earliest arrival time of guests is 4pm. Whilst the site has a come and go as you please policy, we would please ask that there is limited vehicle movement between the hours of 12am - 7am
As this is a small and exclusive site, with sole occupancy, please keep the noise to a minimum after midnight.
The maximum sleeping capacity is 6 people (including children). This is to be compliant with our safety and insurance regulations. Sorry we do not allow tents/caravans/motorhomes.
There is a large (2.1 metre dia) wood fired hot tub exclusively for our guests. Full operating instructions are within The Den handbook. On request, we can prepare the hot tub to be at operating temperature on arrival. There is a Fire pit and BBQ in the outside seating area.
The proprietors accept no responsibility for loss, or damage to persons or property arising out of the use of the site or it's facilities.
There are 3 car parking spaces. Vehicles and property are left at the owners risk. Please keep access to field clear at all times for agricultural vehicles.
Children must be supervised at all times by a responsible adult.
We allow well behaved dogs at our discretion, please inform us at the time of booking. Dogs are charged at £20 per dog per stay. Maximum of 2 dogs. Dogs listed under the dangerous dog act 1991 are not allowed. Dogs must not be left unattended at anytime. All dog mess must be disposed of in the bin provided. The owner is responsible for the behaviour of their dog, any loss, damage or liability caused falls upon the owner.
There is a strict no kite flying / model aircraft / ball games policy, due to the overhead services and wind turbine.
There is a strict no smoking policy in all buildings.
Admission to the site is at the discretion of the proprietors and we reserve the right to ask you to leave if your behaviour is deemed unacceptable

HOT TUB OPERATING INSTRUCTIONS
We have a wood fired hot tub for our guests to enjoy. The tub was originally electrically operated but had developed faults so become redundant at its former home. We have converted it to wood heating which not only makes its operation more straightforward, but also more sustainable and environmental friendly.
